How Much Can I Afford?
This task is best undertaken by a loan officer & Underwriter however;
A good rule of thumb is to take your monthly (Gross) earnings before taxes have been deducted; multiply that number by 40-55% depending on your credit status. This will give a you a close estimate of what the Bank will allow for long term debt. IE:
6500 a month Gross
x 45%

=2925 a month installment Debt.

WORKING WITH A REALTOR
When Selecting a Realtor it is important that they are a Realtor that you are comparing instead of just an Agent. Realtor's are required to take continuation schooling and are held to a higher standard of Ethic's to retain Realtor status. We Recommend you feel comfortable with you're Realtor and that He or She understand your needs and Lifestyle.
Make sure the Realtor you work with knows the Area you intend to live in. This is the biggest mistake I see buyers make; they use a friend or referral of someone who does not live or has not worked in the area you are interested in and you the Buyer miss out on some great properties .Remember it is your Home and your Lifestyle just because someone says they will give you a deal or help with closing costs; that will be long forgotten,if you end up on the wrong block.
FIND A PROPERTY
Make sure your Realtor is full time and has convenient MLS access. You will be searching for homes at all different times of the day and timing is very important. Make sure your Realtor is just a phone call away.You will have all kinds of questions that require immediate answers so you can make an educated decision. Remember a Realtor is paid by the Seller not the Buyer and then only paid if you buy a house.
MAKING AN OFFER
Making an Offer can be a very intense time; make sure you are pre-approved and you know what your payment is going to be if your offer is accepted. With California Law the Buyer is pretty well protected; the contracts, if filled out correctly leave a few loop holes for negotiating and canceling if so desired.
Remember if you have a good Realtor they will have you well informed of your rights and consequences.If you are a 'Hybrid financing' (see mortgage Services) this is the time to structure your offer so when it is reviewed for final approval there won't be any unseen problems.
PROPERTY INSPECTION
This is very important and always should be a contingency of a Purchase you the Buyer have and should Exercise. The Standard C.A.R. Form is up to 14 days after acceptance of the offer the Buyer has the right to have the Property Professionally inspected. At which time if the Inspection calls out concerns for the Buyer; the Buyer may cancel or negotiate with the Seller to address those concerns. Also within the Property inspection time lines are the Neighborhood investigations. This is a great time to check www.MagensLaw.com This is where you can check in California for "predators". You also can call the local Police Department and ask the crime rate as well as what and how many responses the police have been called out for in the Subject area.
I have even known clients to knock on a neighbors door during that inspection time and ask about the neighborhood too. Most times it's O. K; the neighbors expect it, and would probably like to meet you also.
